La performance nette annuelle de la cat\u00e9gorie de parts DI s\u2019est \u00e9tablie \u00e0 6,08 %.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Par ailleurs, l\u2019OREDF a enregistr\u00e9 une forte croissance : au 31 d\u00e9cembre 2025, les actifs du fonds ont atteint CHF 235 millions. Un autre jalon majeur est le volume total de financements r\u00e9alis\u00e9s en 2025, s\u2019\u00e9levant \u00e0 CHF 171 millions \u2013 le niveau le plus \u00e9lev\u00e9 depuis le lancement du fonds. Cette \u00e9volution souligne l\u2019importance croissante de l\u2019OREDF en tant que partenaire de financement alternatif pour les d\u00e9veloppeurs de projets et les investisseurs immobiliers.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Favoris\u00e9 par la retenue persistante des banques \u2013 notamment dans le domaine des d\u00e9veloppements de projets \u2013 l\u2019environnement de march\u00e9 a de nouveau offert de nombreuses opportunit\u00e9s attractives en 2025. L\u2019OREDF a pu conclure avec succ\u00e8s plusieurs financements de premier rang, syst\u00e9matiquement \u00e0 des conditions de second rang. Ces financements relais sont particuli\u00e8rement attractifs, car ils combinent des marges \u00e9lev\u00e9es, des dur\u00e9es courtes et la s\u00e9curit\u00e9 d\u2019un nantissement de premier rang.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p>\n<p><span data-contrast=\"auto\">Perspectives 2026 :\u00a0Le pipeline de cr\u00e9dits est bien rempli, avec des demandes de financement d\u00e9passant CHF 51 millions.
