Property One has received authorisation from FINMA for a further fund of the asset class “Private Real Estate Debt”. The fund will invest in first-ranking property loans, which will be allocated in turn to professionals in the Swiss property market. As it stands, the fund-raising process is running its course, and the fund is planned to launch in the first quarter of 2025.
With the ONE Mortgage Fund, Property One will offer an interesting alternative to traditional financing as an agile and flexible financing partner. The loan-to-value ratio amounts to an average of 65% over a period of ten years at most. Finance is provided for investment property (private and commercial use) and for construction projects (including promotions). The financing of owner-occupied residential property is excluded from this.
