OREDF: the first fund under Swiss law to focus on investments in subordinated mortgages

The investment market for subordinated mortgages offers attractive opportunities for growth with little competition, resulting in interesting investment opportunities. Property One taps into this potential for its customers.

Our approach is more relevant than ever: the regulatory framework within which traditional financial institutions must operate when granting mortgages is becoming increasingly restrictive. Consequently, those financing solutions offered by alternative investors – such as investment funds – are becoming ever more important.

Since February 2021, the OREDF has been successfully investing in subordinated mortgages on Swiss real estate with a maximum loan-to-value ratio of 80%. Loans are granted to private individuals and legal entities in Switzerland; however, the financing of owner-occupied residential property is not possible.

By focusing on capital preservation, short repayment periods and variable interest rates, the OREDF offers investors an attractive net yield. The fund volume has grown steadily since its launch, which means that it is increasingly meeting the needs of institutional investors and is enjoying growing demand.
